Common questions
How long is a Commercial EPC valid?
10 years, unless the building is materially altered, extended or its services significantly changed — in which case a new EPC may be required.
What is MEES?
Minimum Energy Efficiency Standards — currently EPC E minimum to let, with a proposed trajectory to EPC C by 2027 and B by 2030 for commercial property in England and Wales.

When is a Commercial EPC required?
On the construction, sale or let of any non-domestic building in England and Wales — including renewals, sub-lettings and certain assignments.
How long does it take to get an EPC?
Most single buildings are surveyed within a week and lodged within 48 hours of the site visit. Complex or unusual buildings may take longer to model.
What's the difference between Level 3, 4 and 5 EPC assessors?
Level 3 covers simple existing buildings; Level 4 covers complex and new-build with mixed services; Level 5 covers Dynamic Simulation Modelling for atria, large glazed and complex geometry buildings. We hold all three.
Can the EPC be improved before lodgement?
We model the building as it is, but provide a follow-up MEES strategy showing how to lift the rating to C or B — and which measures deliver the rating uplift fastest.
Are EPC ratings based on actual energy use?
No — Commercial EPCs are asset ratings based on the building's fabric, services and modelled performance. Display Energy Certificates (DECs) cover actual operational use.
What happens if our building is rated F or G?
It is currently unlawful to let it without a valid MEES exemption registered on the PRS Exemptions Register. We can advise on the cheapest route to compliance or registering a valid exemption.
