Common questions

What scale do you draw lease plans to?

Site plans at 1:1250 or 1:2500 to OS standard; floor plans at 1:50, 1:100 or 1:200 depending on building size — all in line with Land Registry Practice Guide 40.

How quickly can you survey?

We can usually attend site within 5 working days of instruction, with drawings issued within a week of survey.

Do you provide CAD files as well as PDFs?

Yes — we issue PDF and DWG as standard, with optional DXF or printed copies on request.

When is a Land Registry lease plan required?

For any lease of 7 years or more, sub-leases, transfers of part, first registration of unregistered titles, and any deed where the demise can't be unambiguously described in words alone.

What is Practice Guide 40?

HM Land Registry's published specification for plans submitted with registered dealings. We draw every plan to its current requirements — including scale, north point, colouring, key and OS basis.

Why are plans rejected by Land Registry?

Most rejections are for missing north points, wrong scale, unclear edging, ambiguous demise, no OS reference or insufficient detail. Drawing to PG40 from the outset avoids these delays.

Can you show rights of way and common parts?

Yes — easements, rights of way, common parts, rights of support, service media routes and any other rights or reservations are clearly shown with appropriate colouring and key.

Do you measure on site or use existing drawings?

We always measure on site for new lease plans. Existing drawings are used only as background reference — they are not relied upon for the demise.

Can you produce floor area calculations (NIA / GIA / IPMS)?

Yes — we provide NIA, GIA, GEA and IPMS measurements alongside the plan where required for valuation, rating or business rates purposes.

Do you cover the whole UK?

Yes — we survey and issue across England, Wales, Scotland and Northern Ireland, with appropriate registry standards applied (HM Land Registry, Registers of Scotland, Land Registry NI).
