UK solar is powering up — what it means for commercial property

Solar deployment across the UK is accelerating, with policy, grid reform and economics all aligning. Commercial rooftops remain one of the largest under-used opportunities.

UK solar capacity is expanding rapidly, supported by a more favourable policy environment, ongoing grid connection reform, and continued falls in panel and inverter pricing. Industrial and commercial (I&C) rooftop is increasingly the headline growth segment.

For owners of warehouses, distribution centres, retail parks and large offices, the question has shifted from 'should we install PV?' to 'what is the right delivery and ownership model?'.

Three live commercial questions

1. CAPEX vs PPA: install and own, or take a third-party Power Purchase Agreement with no upfront cost? The right answer depends on tenure, occupancy and balance-sheet appetite.

2. Roof readiness: many older industrial roofs need re-coating or structural review before PV can be installed cost-effectively. Combining PV with a planned roof refurbishment cycle materially reduces lifetime cost.

3. Grid: half-hourly metering, DNO connection capacity and export limits are now the most common project bottlenecks — not the panels themselves.
